City Showcases the Successful Practices of Gordon Estates, a Green Subdivision

April 23, 2013 The city of Phoenix Neighborhood Stabilization Program (NSP) and developer partner, Mandalay Communities, successfully transformed a formerly failed subdivision and stagnant construction site into Gordon Estates, a green, solar-powered residential community located at 16th and Apollo streets, between Southern Avenue and Baseline Road. Gordon Estates is a pilot NSP project consisting of 14 green, energy-efficient and sustainable homes accomplishing three primary goals: 1. Provide an affordable home that costs less to operate and provides a healthier environment for the homeowner while also creating jobs in the community. 2. Invest in new home construction that targets innovation and technology with high-performing energy and water efficiency, indoor air quality, durability and neighborhood walk ability at a lower price point for families earning less than 120 percent of the area median income. 3. Demonstrate a template of building practices and plans that can be a model for real estate professionals and the homebuilding industry, and also be used in other neighborhood revitalization areas to help stabilize communities heavily affected by the foreclosure crisis. Read the Gordon Estates Fact Sheet The result is the only green subdivision in the United States that meets and exceeds the National Green Building Standard Gold, ENERGY STAR v3, EPA WaterSense and Indoor Air Plus certifications. Energy consumption in these green homes is reduced by up to 70 percent over a traditional new home, with estimated energy costs of less than $69 per month to operate a 1,990-square-foot home. For example, a plan 3 model home has a Home Energy Rating System (HERS) rating of 38 compared to the 2012 International Residential Building Code requirement of 70. To demonstrate how the practices can be replicated on other projects, two educational green home workshops are being offered for industry professionals. The workshops will be held from 8:30 – 10 a.m. Wednesday, April 24, and noon – 1:30 p.m. Thursday, April 25, at 1524 E. Apollo St. The workshops will be presented by the city, Mandalay Communities and G Street, the project’s green consultant. Topics include energy and water efficiency systems, ventilation and indoor air quality, site planning, building products, special appraisal and lending opportunities, and other construction practices used to achieve the four certifications. The workshops have been well-received by previous attendees.
