Small Businesses Can Now Apply for Adaptive Reuse Fee Reductions

July 19, 2013 Small business owners renovating existing buildings for new uses can now apply for adaptive reuse project fee reductions for construction plan review and permit assistance. “The most sustainable building is a reused building, and many of the most exciting things happening in Phoenix are because entrepreneurs are investing in older existing buildings,” Mayor Greg Stanton said. Up to $4,500 in fee incentives are available to projects that meet eligibility requirements: An independent structure permitted prior to the year 2000 A change of occupancy or significant alteration to the character of the building A change that incorporates the entire building A building that is 25,000 square feet or less in size “Using available building stock to create new uses has been very successful in the central Phoenix area. We have great spaces to dine, shop and enjoy the arts through creative adaptive reuse,” said Councilman Tom Simplot. “Adaptive reuse of an existing building can be a cost effective, sustainable way to enhance a neighborhood’s character through our small business community.” Recent examples of adaptive reuse projects include Desert Song Yoga, 3232 N. 20th St. – trade association union hall to yoga studio; Capriotti’s, 6025 N. 16th St. – convenience store to sandwich shop; Federal Pizza, 5210 N. Central Ave. – office to restaurant; and Angels Trumpet Ale House, 810 N. Second St. – office to restaurant/pub.
