Phoenix Homeownership Cools Slightly Amid Rising Home Prices According To Latest Ten-X Market Report

Theo nguồn tin PGA TOUR Superstore trên trang mạng prnewswire.com

Increasing Median Family Income Helps Offset Home Price Appreciation IRVINE, Calif. and SILICON VALLEY, Calif., Jan. 11, 2017 /PRNewswire/ — Ten-X, the nation’s leading online real estate transaction marketplace, has released its Q3 2016 Economic and Single-Family Housing Market Outlook Report for Phoenix, which reveals that the metro’s homeownership rate dropped slightly to 63 percent, just 0.4 percent down from Q2. Home sales also edged down slightly while home prices in the area continued to rise and inventories remained tight. “Like a number of other areas hit hard during the foreclosure crisis, Phoenix is now one of the healthiest housing markets in the country,” said Ten-X Executive Vice President Rick Sharga. “Phoenix was ranked as the 12th strongest market in our Ten-X Winter single family housing report, due to the strength of the region’s underlying economy.” Phoenix Home Sales Dip Down Sources: IHS, Ten-X Research Phoenix existing home sales dipped in the third quarter of 2016 to a seasonally adjusted annual rate (SAAR) of 114,000, a 1.3 percent year-over-year decrease. Though existing home sales cooled, they remained at a high level, just 16 percent below their bubble-peak, reflecting healthy demand for housing in the area. The inventory of homes for sale in Phoenix continued to be tight, hovering around 21,940 properties, down 0.3 percent from a year ago, while the average time a home for sale sat on the market remained at a seasonally adjusted 61 days. Though they continued to lag behind historical levels, both housing starts and permits picked up by 4.2 and 2.2 percent year-over-year respectively. Phoenix Home Price Appreciation Continues to Outpace the US Average Sources: FHFA, Census, IHS, Ten-X Research Phoenix’s median existing home price hit $226,700 in the third quarter of 2016, marking a 7.5 percent year-over-year increase. However, prices remained below the metro’s prior peak, suggesting there is room for further price gains moving forward. While home prices continue to rise in Phoenix, the region’s median family income is also up. Strong affordability metrics suggest that Phoenix home prices can continue to rise without the metro becoming too expensive too quickly. Steady income growth will be key in maintaining affordability should prices continue to trend upward. Economic and Demographic Fundamentals Phoenix’s economy continued to perform well in the third quarter of 2016 as key sectors such as Education and Healthcare drove job growth, pushing overall employment up 2.0 year over year. Unemployment fell 60 bps from year ago levels to 4.5 percent, just below the national average. Phoenix’s demographic picture remains strong, having outpaced the U.S. population growth over the past 20 years. The metro added 87,988 residents in 2015 measuring a 2 percent year-over-year increase, with domestic in-migration accounting for more than half of the population increase as Phoenix’s strong labor market attracted domestic workers. One potential issue for continued housing market growth, however, is that Phoenix’s total population skews to both extremes with larger-than-average proportions of residents in the under 24 years old and over 65 years old brackets. The metro lags the national average in age brackets between 25 and 64 years old, which are typically a consumer’s prime home buying years. About Ten-X Ten-X is the nation’s leading online real estate transaction marketplace and the parent to Ten-X Homes, Ten-X Commercial and Auction.com. Council Approves Bus Service to Match Light Rail Hours this April

Theo nguồn tin trên trang của phoenix.gov

Jan. 11, 2017 Big transportation moves continue to happen in Phoenix, thanks to the voter-approved Phoenix Transportation 2050 (T2050) plan. Today, the Phoenix City Council approved extending the weekend hours of local bus and Dial-A-Ride starting in April, so bus and Dial-A-Ride hours will match light rail hours every day of the week. This means Friday and Saturday hours will extend until 2 a.m. and Sunday to 11 p.m. “Our riders and community members have been telling us they want to be able to do more,” says Public Transit Department Director Maria Hyatt. “More bus and Dial-a-Ride service not only helps our transit-dependent citizens get to places of education, work and entertainment, it also helps to create jobs.” This service day expansion, which will occur April 24, is a major step in the way Phoenix moves. The first step came last October when three hours of service was added to every day of the week, as well as an improvement to frequency to ensure all local routes in now operate at 30 minutes or less intervals, seven days a week. The improvements were planned in two steps to allows Phoenix’s service providers time to hire and train more than 200 new drivers, cleaners, mechanics and other jobs needed to implement the improvements. Since the T2050 started one year ago, the plan has been instrumental in other service upgrades as well, such as a new bus route, new buses and a contract for a new vehicle location system to replace the existing, aging system. For more on the latest T2050 year wrap up watch our video or visit our news page. About the Phoenix Public Transit Department: The Phoenix Public Transit Department provides Phoenix residents a variety of transit options and is the largest member of the Valley Metro regional transit system. Phoenix Partners with Cisco, Institute for Digital Progress to Offer $20K to Local IoT Developers

Theo nguồn tin trên trang của phoenix.gov

Jan. 9, 2017 The city of Phoenix, Cisco Systems, the Institute for Digital Progress (iDP), US Ignite and Cox Communications are seeking the top technologists in Phoenix for the Cisco IoT Challenge, as part of the first Smart City competition for 2017. This hackathon is a great opportunity for local developers and innovators to showcase their tech talents and skills, while helping to kick start small businesses and solve challenges faced in Phoenix and the metropolitan area. The winner of the Cisco IoT Challenge will receive up to $20,000 to further develop their technology solutions. Registration for this month-long hackathon opens on Monday, Jan. 9, 2017 “Some of the most effective solutions to our biggest civic challenges can come directly from innovators in our local community,” said Mayor Greg Stanton “Our partners at iDP and Cisco are making tools available to technologists and innovators that could boost small businesses while helping Phoenix become a more sustainable city.” The first challenge for participants is to find a technological solution to increase Phoenix’s waste diversion rate. Phoenix has a goal to divert 40 percent of trash from the landfill by 2020; and to achieve zero waste by the year 2050. Participating teams will be working closely with the city’s Public Works Department, who will open specific data sets for the teams to leverage and use to build their solutions. Additionally, Cisco and iDP will provide free access and training on cutting edge technologies to the participating developers. Some of the potential solutions that the city will be looking for the developers to create through this technology include: Identify contamination through a video or camera recognition. Provide live streaming of collection driver’s path for resident engagement. Identify highest neighborhoods with contamination and apply increased education. “Harnessing the power of open data and leveraging the collective intelligence of community members are two pillars of a modern Smart City,” said Dominic Papa, Executive Director of iDP. “The Cisco IoT Challenge shows the city of Phoenix’s commitment to these pillars and a dedication to building a Smart City from the bottom- up.” The challenge will be open to 40 individuals or team developers. Selections will be based on the strength of developer experience and specialty. Recruitment will run until Feb. 9, 2017. The Cisco training, technology distribution and the city’s reverse pitch will take place on Saturday, Feb. 11 at Galvanize, located at 111 W. Monroe in Downtown Phoenix. More Information about the Cisco IoT Challenge The Cisco IoT Challenge is part of Phoenix’s commitment to become national leaders in the US Ignite Smart Gigabit Communities program made available through a grant by Cox Communications, advancing applications that use gigabit networks with real time capabilities. As a major partner, Cisco will provide each participating team free access to their Edge Analytics Fabric (EAF) platform, which allows for rapid development of applications and integrations. The platform provides a scalable and open-architecture approach to analyze and take action on real-time streaming and historical data. In addition, Cisco will be providing free hardware for testing that includes their ruggedized routing and switching portfolio. These devices bring Cisco’s enterprise level security, connectivity, manageability, and reliability to the edge with ruggedized housings and specialized mounting to satisfy any Smart City or IoT challenge. This hardware employs a layer of distributed computing Cisco terms IOX, which allow the applications to run directly on the hardware connecting it. In addition to the prize money and other opportunities for the winning team, iDP will work with the winners to expand the winning solution into partner cities across the world. The winning team or individual champion also will win a spot in the Phoenix Smart City Hack Finale in October and will compete for their chance to represent Phoenix in Barcelona, Spain, at the Smart City Expo. Aventa Senior Care Wins 2017 Best of In-Home Care Award

Consumers rate agency in top one percent of North American senior care providers for second year in a row.

PHOENIX, AZ (PRWEB) JANUARY 08, 2017 Aventa Senior Care is proud to announce their selection as a 2017 Best of In-Home Care Award Winner on SeniorAdvisor.com, the largest ratings and reviews site for senior care and services in North America. Winners of the SeniorAdvisor.com Best of 2017 Awards represent the top tier of in-home care, assisted living, and other senior living providers, based on the online reviews written by seniors and their families. This exclusive designation places the winners in the top one percent of senior care providers according to those who matter most – the consumers. The annual SeniorAdvisor.com Best of Awards celebrates the best of the best in senior living and home care across the United States and Canada. Of the nearly 200,000 providers currently listed on SenlorAdvisor.com, just over 1,400 were recognized with this award. Aventa Senior Care is one of the only winners in Phoenix, AZ, and regularly receives highly positive reviews from their families like this one: “The strength of a company doing what you do is the people. Pure and simple, it’s the people. I interviewed four senior care companies in person and another four on the phone. I probably interviewed twenty caregiver candidates and (spent) many hours on the internet doing research. Several of the other companies looked great on paper. Several companies came recommended by friends and associates. But the people of Aventa plus the fact there are nurses on staff made my choice easy. Thank you for all that your company has done.” Jeff Giedt, Co-Founder of Aventa Senior Care noted, “We are pleased to have received the Best of In-Home Care Award for two years running. It is important for us to hear from our clients regarding their experiences with Aventa Senior Care. These reviews reaffirm that we provide a superior home care experience and make a positive difference in the lives of seniors in our community.” Eric Seifert, President of SeniorAdvisor.com noted, “Families are increasingly looking to online reviews to find out who truly delivers great care for our seniors, not just who claims to deliver great care. Our SeniorAdvisor.com Awards program is all about celebrating the exceptional people who do just that. We’re honored to spread the word about these organizations whom families can entrust with the care of their senior loved ones.” About Aventa Senior Care Aventa Senior Care is a non-medical home care agency, serving the Arizona communities of Phoenix, Scottsdale, Mesa, Fountain Hills, Paradise Valley, Sun City, Sun City West, Chandler, Gilbert, and Tucson, and Palm Springs, CA.
